Tenant PlacementAlthough we are a full service property management firm, we are excited to offer owners Tenant Placement in Warner Robins. With Tenant Placement, we will advertise your home for you to find a tenant to occupy your home. We will show the property by appointment, perform detailed background checks on prospective tenants, prepare the lease documents, and perform the move-in inspection with your new tenants. We then collect the first month rent as procurement fee and turn the tenant over to you. With this option, you are responsible for collecting rent, scheduling repairs, and being available for your tenant by phone or email.

Procurement Fee: Our fee for procuring the tenant is a half month rent.

ATTRACTING QUALIFIED TENANTS

Marketing
Our experienced marketing team focuses on exposing your home the most possible tenants. Our online marketing plan puts your home on major real estate networks, such as Trulia, Zillow, Realtor.com, and Craigslist. As the owner, you do not have to follow up on online leads, respond to emails or phone calls from tenants, or be available for showings of your home. We also place your home in the CENTRAL GA MLS (Multiple Listing Service) to generate exposure through a network of top-notch online portals and show the listings to all real estate agents in the Central Georgia area. Through these networks, your home will be available online for thousands of tenants and agents to view. However, only licensed real estate agents, including Harder Real Estate Group, are able to show your home.

Local marketing includes placing a yard sign in your yard to attract local drive-by traffic and word-of-mouth advertising.

Our marketing team specializes in high quality professional photography of your home, including Virtual Tours, Drone Photos, and 360° Virtual Realty Videos. Our high resolution HD images will highlight the features of your home to attract the most possible number of tenants. Virtual Tours will further allow potential tenants to “browse” your home online with stunning 360° panoramic images.

Credit, Eviction & Background Screening
Our applicant placement criteria depends on many factors. However, based on your own criteria we might be able to match tenants with your home even if they do not match all of our required criteria. We will fully discuss all tenant placements with you before leasing your home to potential tenants. Applications from tenants are followed up with an extensive applicant screening process, including:

  • Credit report check
  • Sex offender background check
  • Previous eviction checks
  • Verification of employment, rental, and income history

MOVE-IN / MOVE-OUT INSPECTIONS

Complete Service
We have guidelines and rules that need to be followed by all tenants when moving in and out of your home. We will take care of all procedures and communicate the progress with you. Harder Real Estate Group will place deposits into our escrow account, inspect the property with the tenant during move-in and move-out. With our tenant placement option you take care of collecting monthly rent payments, schedule repairs with the tenant and communicate with the tenants directly.

Before your tenant moves out of your property, we will schedule the move-out inspection with the tenant. We will also distribute security deposit funds after the tenants vacates the home.
